The importance of Landlord & Homeowner Gas Safety Inspections
A number of fatalities in the early 1990’s highlighted the dangers of gas appliances in domestic properties, in particular those appliances in rented accommodation.
As a result of these incident the HSE (Health and Safety Executive) introduced Regulation 36 of the Gas Safety Regulations Ac, making it a legal requirement for Gas appliances to be safety checked at least annually and records of those checks to keep.
The Checks We Carry Out On Gas Safety Inspections
- Complete gas installation tightness test (checking for gas leaks).
- Burner pressure and / or gas rate of gas appliance.
- Safe operation of appliances safety devices if fitted.
- Check for ventilation requirements for applicable appliances.
- Appliance is fitted and securely fixed.
- Check of the flue termination on boilers, fires and water heaters.
- Flame picture check on boilers, cookers, and water heaters.
- Condition and integrity of case and case seal on room sealed boilers.
- Flue flow test – testing the integrity of the flue or chimney on open flued gas fires and back boilers.
- Spillage test – testing that the open flued appliance when operating at full rate is removing the products of combustion satisfactorily.
- Gas meter installation visual check.
- Cleanliness and size of chimney catchment space (standard brick built chimney and precast flues)
- Condition and positioning of cooker flexible hose.
- Condition, number and position of artificial coals or logs on gas fires.

Prices start from £60 inc vat for properties with a central heating boiler plus a gas hob or cooker. Gas fires are an additional £20.

To make things simpler, we’ve answered the most common questions homeowners and landlords ask us about Gas Safety Certificates and inspections
A Gas Safety Certificate is an official document issued by a Gas Safe registered engineer after inspecting your gas appliances and confirming they are safe to use.
Yes. UK law requires landlords to obtain a Gas Safety Certificate every 12 months for all rental properties with gas appliances.
Landlords must renew certificates annually. Homeowners are not legally required but are strongly advised to have yearly safety checks.
We inspect boilers, cookers, fires, and any other gas appliances, along with associated pipework and flues.
Typically between 30 minutes and 1 hour, depending on the number of appliances in the property.
Yes. Once the inspection is complete, we issue the certificate immediately – either digitally or as a paper copy.
If an appliance is deemed unsafe, we’ll explain the issue and recommend repairs. In some cases, it may be disconnected until made safe.
Yes. We can carry out your annual boiler service during the same visit, saving you time and money.
